Look What I Found: Tips for Finding that Perfect Fixer/Investment Property!


I provide real estate solutions for buyers, sellers and investors. In today's Forkas Find, I am on the hunt for the ideal fixer upper property and I believe that I have found the perfect one!


THE WALKTHROUGH

Let’s take a look at this home. It is a 3 bed, 2 bath, 950 square feet. Because it’s small, the project may be more easily manageable.


As you can see, it has quite a bit of dry rot damage to the exterior which will need to be addressed. There is also a whole house fan that is probably not in working condition.


As I enter the home, I note that there is some old laminate flooring and some evidence of a prior leak in the roof. So, we know we must address the flooring and condition of the roof. The kitchen will also need a major overhaul. Stepping outside, we see that the exterior patio cover needs to come down as well.

Let's take a look at the rest of the home. I see a wall furnace, which indicates that the home doesn't have central air so we will need to install a forced air heating and air conditioning system. Bathroom one needs to be replaced and the bedrooms needs new flooring and paint.
